Architectural Shingle Roof — Wayne
Project Intro
A Wayne homeowner contacted Alpha Pro Construction LLC after multiple roofers told them they “just needed a few patches.” Our thorough pre-project inspection revealed widespread granule loss, 15 cracked shingles, and an attic with inadequate ventilation — the leading cause of premature shingle failure in New Jersey’s climate.
We proposed a complete system replacement rather than another short-term patch, including new intake vents at the soffits and a new continuous ridge vent to establish proper attic airflow. CertainTeed Landmark Pro shingles were selected for their Class 4 impact rating — an upgrade that qualified the homeowner for a homeowner’s insurance discount.

Challenge & Solution
The home’s existing soffit was completely sealed with paint, blocking all intake ventilation to the attic. Opening the soffits required careful cutting along the entire perimeter of the home to install continuous vent strips without compromising the soffit’s structural appearance.
We also discovered that a previous contractor had installed a second layer of shingles without a permit — requiring full tear-off of both layers and disposal of nearly 60 squares of material. The inspection revealed that the lower layer had trapped moisture between the two systems, creating minor mold colonies on several deck boards that required treatment before new materials were installed.

Working Process
Full System Assessment
Attic inspection, deck moisture readings, and ventilation calculation completed before any proposal.
Tear-Off & Remediation
Both shingle layers removed; mold-affected deck treated, sealed, and re-inspected before underlayment.
Shingle & Vent Installation
Landmark Pro shingles installed; new soffit vents cut and continuous ridge vent added.
Delivering Results
The homeowner’s attic temperature dropped significantly in the first summer after the project — a direct result of the newly functional ventilation system. The Class 4 impact shingles also earned a 20% discount on their homeowner’s insurance premium, saving them approximately $480 per year.
By uncovering and properly addressing the unpermitted double-layer system, Alpha Pro Construction LLC provided a solution that will last 30+ years rather than the few years a patch repair would have bought.
