A Morristown property management group managing a portfolio of eight mixed-use commercial buildings engaged Alpha Pro Construction LLC to develop an annual roof inspection and preventive maintenance program. Their previous approach had been reactive — addressing leaks only after they caused interior damage, resulting in costly emergency repairs and tenant complaints.
We designed a structured inspection protocol that covers every roof surface, penetration, flashing, and drainage component at each property. Each inspection results in a detailed written report with photographic documentation and a prioritized repair schedule, allowing the property group to budget accurately for upcoming maintenance needs.

Challenge & Solution
The eight properties span three different roofing system types — flat TPO, built-up gravel, and sloped shingle — each requiring a different inspection protocol. Coordinating access with eight different property managers and ensuring no tenant operations were disrupted during inspections required careful advance scheduling.
We developed a system-specific inspection checklist for each roof type and assigned a dedicated account manager to the portfolio who coordinates all scheduling and reporting. The account manager conducts quarterly review calls with the facilities director to discuss findings, prioritize repairs, and align the maintenance budget with observed conditions.
